What started as excitement can quickly turn into overwhelm. Many buyers leave feeling like they want to bury their head rather than make one more decision.

The good news? With the right mindset and a few guiding principles, making selections doesn’t have to be stressful — and it can actually protect your investment long-term.

Selections aren’t just about what you like today — they impact:

Whether you’re building a semi-custom home or a fully custom estate, thoughtful selections can make the difference between a home that feels timeless and one that feels dated far sooner than expected.


Tip #1: Be Careful with Trends — Classic Always Wins

Trends come and go quickly. What feels fresh today can feel dated in just a few years.

Our general advice:

  • Lean classic with permanent finishes
  • Avoid ultra-trendy materials that may not age well
  • Choose styles that have proven longevity

Think timeless over trendy — especially for items that are expensive or difficult to change later, like flooring, countertops, cabinetry, and tile.


Tip #2: Go Neutral with Finishes — Add Color Later

Color is fun — but it’s also very personal.

Instead of committing to bold colors in permanent finishes:

  • Keep flooring, countertops, and cabinetry more neutral
  • Add personality through artwork, décor, lighting, and furniture
  • Choose items that are easy (and affordable) to swap out over time

This approach keeps your home flexible and appealing to a broader audience, while still allowing you to express your style.


Tip #3: If This Isn’t Your Forever Home, Avoid Over-Customizing

One of the biggest mistakes we see is over-customization in homes that aren’t intended to be long-term.

A real-world example:
We recently toured a home priced over $2 million that had been sitting on the market. While it was beautifully built, the selections were extremely specific — think diamond chandeliers and gold accents throughout. While stunning to some, those choices dramatically limited the buyer pool.

When selections are too specific, buyers don’t see themselves in the home — and that creates hesitation.

If resale is even a remote possibility, keep selections elevated but broadly appealing.


Tip #4: If This Is Your Forever Home — Go for It

On the flip side, if you truly plan to live in the home long-term, this is your opportunity to lean into what you love.

Forever-home buyers have more freedom to:

  • Personalize finishes
  • Choose bolder design elements
  • Invest in features that matter most to them

The key is clarity. Know whether you’re building for you forever — or for flexibility later.


Tip #5: Make Selections That Match the Price Point of the Home

This is one of the most important (and overlooked) considerations.

We recently walked a property with clients that was priced around $900,000. The floor plan was beautiful — but the original buyer selected very basic finishes, including 4×4 tile throughout the home, instead of wood-look tile, hardwood, or LVP.

At this price point, most buyers expect higher-end flooring. If this home is resold, those selections are likely to become objections — even if the home is otherwise well-designed.

In situations like this, it may have served the buyer better to:

  • Purchase a slightly lower-priced home
  • Allocate more budget toward upgraded finishes

Matching selections to the home’s price range helps protect value and buyer expectations.
